Rancho San Juan
The land use concept for the site has evolved from a mixed-use residential, commercial and industrial community to a major inter-modal trans-distribution center. With the aid of EDAW Inc., our internationally renowned land planning consultant, we have determined that the Rancho San Juan property has all of the necessary makings of this type of major industrial center.
A major distribution infrastructure already exists within the Rancho San Juan assemblage. This includes the BNSF railroad, Interstate 40 with an existing interchange and US Route 95. In addition, the Needles Airport is immediately adjacent to the west of the assemblage. Combining the opportunities these existing facilities have to offer we crafted a master plan encompassing all the various uses necessary for a fully integrated inter-modal trans-distribution center.
To ensure our plan meets the highest and best site usage, we will work closely with the various agencies and end users who have exhibited a demand for this type of development. The next step is to move into the entitlements stage of the development process. Our goal is to annex the entire assemblage into the City of Needles, rezone the property into zoning districts which fit the needs of our master plan and begin the environmental process necessary to proceed with land development in California.
