About The Area
The Mohave Valley is located on the west coast of northern Arizona bordered by Nevada, California and the Colorado River. It includes the portion of the lower Colorado River Valley extending from Katherine’s Landing at Lake Mohave, just above Davis Dam, south to Topock Gorge and includes the cities of Laughlin, Nevada and Needles, California, and the Arizona communities of Bullhead City, Fort Mohave, Mohave Valley, Oatman and Golden Shores.

Mohave Valley is on the eastern edge of the Mohave Desert at approximately 510 feet above sea level. The valley extends between mountains to the east and to the west, creating dramatic backdrops for sunsets you will only see in Arizona. Mohave Valley is a part of the greater TriState Area, which includes the Arizona communities of Kingman to the east and Lake Havasu City to the south.

Las Vegas is the nearest major metropolitan area, 90 miles northwest of Mohave Valley. Phoenix is 200 miles to the southeast and the major population centers of southern California are 200 miles to the southwest.

Access
Highway 95, also known as the Mohave Valley Highway, runs 20 miles through the entire valley from Highway 40 in Needles, California to Laughlin, Nevada. Bridges traverse the Colorado River at Needles, Fort Mohave and Laughlin. Needles Highway carries traffic north and south on the California and Nevada side of the river between I-40 in Needles and Laughlin.

Population
According to the Census Bureau, Nevada and Arizona are the two fastest growing states in the country with annual growth rates of 4% and 3%, respectively. Mohave County is the fastest growing county in Arizona and Mohave Valley has been fueling much of that growth as more and more people discover the unique lifestyle and a myriad of activities to be enjoyed year round. Parcels of raw land are being subdivided at a record pace and new home construction in the valley is at an all time high. Single family home building permits increased 100% from 2003 to 2004.

Most full-time residents came to discover Mohave Valley as a warm place to come for the winter or a summer weekend get-a-way. The allure of the river, the lake, the rural atmosphere, wide open spaces, sunshine and a lower cost of living made it an easy decision for thousands of new residents to move to Arizona and live the good life at the river.

Economy
Nearly five million visitors come to Mohave Valley each year, making tourism the driving economic force in the area. In addition to Lake Mohave, the Lake Mead Recreation Area and the Colorado River, the gaming industry in Laughlin attracts a large share of visitors each year. The nine resort & casino properties in Laughlin employ over 14,000 workers. The recent increase in land development and home building in the area has helped make construction another healthy segment of the local economy.
